Architectural Designer & Estimator (Hybrid)

What you'll do

• Read a 2D blueprint, a walkthrough video, or a set of site photos and extrapolate structural framing, finish assemblies, and spatial constraints with precision.
• Produce architectural plans and full plan sets in Chief Architect (floor plans, elevations, sections) — the drawings the takeoff is built from.
• Build itemized quantity takeoffs and material + labor budgets in Buildxact — assemblies, localized unit-cost databases, clean customer-facing PDF quotes — the GC-certified numbers behind our Deal Packs.
• Create photoreal 3D renderings and floor-plan visualizations (SketchUp / Lumion) that make investor scope packages sell.
• Deliver investor-grade estimates on a strict 24–48 hour turnaround, and flag missing trades, scope gaps, and constructability risks on paper before they reach the field.
• Keep our North Carolina unit-cost database current in advanced Excel / Google Sheets as local labor and material prices move.

What we're looking for

• Architectural design background — a Registered/Licensed Architect (RLA) is a strong plus — AND hands-on residential pre-construction estimating.
• Proficient in Chief Architect (plans), Buildxact (takeoff/estimating), and SketchUp / Lumion (rendering).
• Working knowledge of the IRC and residential framing, MEPF, and finish sequencing.
• Disciplined on 24–48 hour turnarounds; precise, organized, ownership-driven.
• Distraction-free home office with reliable high-speed internet and power redundancy; solid overlap with US Eastern business hours.
