Estimator, Takeoff & Plans Specialist

What you'll do

• Produce quantity takeoffs and itemized material + labor budgets in Buildxact — the GC-certified numbers behind our Deal Packs and bids.
• Draw the as-built and construction plans in Chief Architect that the takeoff is built from (floor plans, elevations, sections) — one owner, no drafter-to-estimator handoff.
• Deliver rapid, investor-grade estimates within a strict 24–48 hour window without sacrificing accuracy.
• Proactively flag missing trades, scope gaps, and constructability risks on paper before they reach the field.
• On demand, produce photoreal 3D renderings (SketchUp / Lumion) for Build-Ready Deal Packs and client-facing scope packages.
• Keep our North Carolina unit-cost database current as local labor and material prices move.

What we're looking for

• Residential pre-construction experience — estimating/takeoff AND architectural plan production.
• Working knowledge of the IRC and residential framing/finish assemblies and sequencing.
• Hands-on with Chief Architect (plans) and Buildxact (estimating/takeoff), or fast to adopt them; comfort with RSMeans-style unit-cost data.
• 3D rendering (SketchUp / Lumion) a strong plus for the on-demand design deliverables.
• Disciplined on 24–48 hour turnarounds; precise, organized, ownership-driven.
• Reliable overlap with US Eastern Time business hours.
